The Problem
Building a granny flat requires integrating an entirely new home’s plumbing into your existing site infrastructure. Because key drains and supply lines are embedded directly inside the concrete, the in-slab stage leaves zero margin for error.
Common risks when underground plumbing isn’t handled correctly:
Sewer & Stormwater Misalignment: Incorrect fall or improper connection to the main house lines leading to frequent blockages and poor drainage.
Misplaced In-Slab Drains: A shower drain or toilet pan connector off by even a few centimetres will not fit the fixture footprint once framed.
Costly Concrete Cutting: Rectifying misplaced pipes after the pour requires sawing through concrete, creating delays and unexpected expenses.
Unprotected Supply Lines: Water lines laid under the slab without proper sleeving risk damage during the concrete pour.

Sewer junction: Locate the main house sewer line, cut a new junction with the correct fall, run the branch drain to the flat, and install an inspection opening (IO) for future maintenance access.
In-slab drains: Precisely position the shower drain, toilet pan connector, and laundry waste according to architectural plans, checking all grades before concrete delivery.
Stormwater integration: Connect the flat’s roof drainage into the existing site stormwater system or set up a new connection to the street.
Protected water supply: Run PEX or copper sleeves under the slab to all kitchen, bathroom, and laundry locations, ensuring pipes are fully protected prior to the pour.
Wall frame rough-in: Complete post-slab rough-ins, extending hot and cold lines to all fixtures, hot water systems (HWS), and gas lines for cooktops or continuous flow heating.
